RESTORATION of a GRADE ii LISTED COTTAGE

Following 12 months of discussions with the LPA, work has finally begun on restoring a beautiful old cottage into a small 2-bed home.

Remedial works involve careful replacement of rotten timbers, wholesale replacement of the lime-ash floor and installation of a new internal timber frame to make the building structurally sound. Brickwork will be partially replaced and re pointed throughout with lime mortar. The external walls will be completely breathable, with a lime-plaster internal finish over woodwool slab, and Thermafleece insultion between the timber studs.

In addition a poorly constructed link building and annex will be partially rebuilt to have a new roof, floor and walls, along with new sliding doors and a kitchen.

Estimated construction value - £200,000

Duration - 9 months
